In comparison to what you are spending on a
home, the cost of a home inspection is relatively inexpensive. You can
figure on a average home of 2000 square feet, you are spending about
$100,000 or more. A home inspection for that size home is about $250 - $400
(depending on additional services).
Our fees usually average 15 cents per square foot on the main
residence. There are extra fees for inspection of any building not attached
to the house including detached garages.
If the professional inspector finds the house
needs a roof replacement and the electrical wiring needs to be upgraded
because of all the modern electronics that you like, about $20,000 in
repair, isn't it better to negotiate those repairs before you buy than to
find these problems after you have moved in?

The value of a
buyer home inspection is it alerts you
to any conditions that need to be corrected before your purchase and it also informs you of all
the things that were done right when the home was constructed and during
it's history. For an average inspection, we spend at least three to four
hours. If it is a really big house, say 5000 sq ft, we would probably be
there most of one day with a much higher fee.
We do realize that home inspections are limited
in scope being it is only a visual inspection, but that is one reason a home
inspection is so inexpensive. If you really want a technically exhaustive
inspection with specialist in every field, the cost would be more like
$6000. You would need a licensed structural engineer, a licensed electrical
contractor, a licensed plumbing contractor, a licensed roofing contractor,
and a licensed HVAC contractor at the minimum. They would need the house
unoccupied for an inspection that would last about ten days.

market. There are several advantages to a
seller home inspection. We'll be happy to come
out and set your mind at ease.
Beware of inspectors who provide
discount
inspections! This is a practice by some inspectors, who might spend about 30
minutes to one hour inspecting the property. It is physically impossible to
get a quality inspection. How many defects do you think they missed? We
spend a minimum of three hours on an average home inspection. This is not
the time to bargain shop - go ahead and pay the higher fee for a quality
inspection that is done right by a licensed professional inspector.
