Something to think about when buying a home

When you go to buy a car, wouldn't you have your mechanic or a mechanical friend help you determine the condition of it? This peace of mind is the same principle for a home inspection. A home inspection will give you an overall determination of the condition of a home performed by a qualified Professional Real Estate Inspector who is licensed by the state of Texas and the  Texas Real Estate Commission.

Home inspectors explained

A home inspector is much like your family doctor, he is a generalist. You go to your doctor so he will identify your symptoms, then refer you to the appropriate specialist. A home inspector will identify all the conditions or symptoms of a home, then explain them to you so you can get a specialist to take care of the problem. What is a home inspection?

A home inspection is an unbiased independent examination of the physical structure and systems of a home conducted by a licensed professional. Ideally the client will be with the inspector during the inspection to have the opportunity to ask questions and to have the specific home's systems explained. After the inspection, the client will have a complete and thorough written report about the inspector's observations and tests performed during the inspection. What to expect from a home inspection

A home inspection will usually take a minimum of three hours on an average size home. You can be assured of a focused high quality inspection with a complete report. What a home inspection is not

A home inspection is regulated and defined by the Texas Real Estate Commission. The general public is not always informed on the different type of inspections and the licenses involved. A home inspection is not a termite inspection and a real estate inspector is not licensed to perform wood destroying insect inspections. Other inspections that the real estate inspector is not licensed to perform in the state of Texas include: inspection for the presence of mold, radon, asbestos, and lead to name a few. This is like asking a licensed electrician to check out your plumbing.

Home inspections in relationship to HUD, FHA, and VA appraisals

All too often buyers confuse the role of the appraiser with that of the home inspector, and when the difference is discovered it is often too late.
